FAQs

  • WHAT ARE THE REQUIREMENTS TO LIST MY PROPERTY?
    The property must be fully furnished with extra linens (x3) for back-to-back reservations and be cable and/or WiFi ready. We will provide a full checklist for your reference upon sign up.
  • WHY DO I HAVE TO PAY A SECURITY DEPOSIT?
    The security deposit is a one-time charge and is refundable upon termination of partnership with Ozark Property Management. As we we do not hold your reservation income and it is set to post payment, this is an insurance on Ozark’s part in case of non-payment of services availed by the Host. This amount should be settled prior to engaging with our services and will be refunded back within seven (7) banking days to the Host’s nominated bank account upon partnership termination.
  • WHO COVERS PROPERTY MAINTENANCE?
    We will coordinate with the building maintenance team from time to time to ensure your property is in its best shape. In case of repairs, we will contact you immediately to advise and tell you if there is an associated cost to repairs.
  • WHAT IS PETTY CASH FOR?
    This is settled one-time by the Host and is refundable along with the security deposit upon withdrawal from the Hosting Program. The 5,000 pesos fund serves as the Host’s emergency fund for his property and covers small repairs. A petty cash fund is set up per property/listing.
  • WHAT IS INCLUDED IN THE GUEST WELCOME KIT?
    The kits include bottled water, shampoo, conditioner, body soap/gel, extra toilet papers, locally sourced drip coffee, and hotel slippers. As an Ozark listing, we include our signature amenities like Ozark cookies and/or other Ozark fresh baked goods.
  • HOW DO YOU ENSURE THE SECURITY OF THE PROPERTY?
    Ozark conducts a thorough review of the guest’s profile prior to hosting them. At the same time, we charge a minimal security deposit for each reservation that the guest settles.
  • WHERE DO YOU SOURCE YOUR SERVICE PROVIDERS?
    Our service team are TESDA NCII certificate holders. They are also required to have at least 1 year of solid experience in the hospitality industry. On occasion, we may have our service team trainee join our seasoned members with the aim of upskilling those that may yet to receive certification.
  • DO I HAVE TO PURCHASE THE GUEST WELCOME KIT?
    Ozark replenishes the supply from time to time and covers its initial cost. The Host shall be charged the Guest Welcome Kit fee per booking to reimburse Ozark. Note that this fee will be added to the cleaning fee which the guest pays upon booking confirmation so the cost is incurred by the guest, NOT THE HOST.
  • HOW WILL I KNOW HOW MUCH I’VE EARNED?
    You will have direct access to all the bookings and income reportings as all listings are linked to your Airbnb account.
  • HOW DO YOU GET PAID?
    Your listings are directly linked to your Airbnb account and thus, the bank account saved on your profile is YOUR bank account and NOT Ozark’s. This means you will get paid all guest bookings in real time. Ozark will only send your Statement of Account on the first week of the succeeding month so you can settle what you owe us which includes our 30% share, the cleaning fee, and welcome kit fee (paid by the guest upon booking confirmation).
