What’s the difference between Ozark Bed and Breakfast and a hotel? Ozark Bed and Breakfast is a true BnB by definition where the owners do live on premise. As such, most of the day-to-day operations are managed by the owners, giving you, the guest the best possible attention when needed, or left alone as prefered. The hosts also run the now famous Ozark Diner serving American Southern Cuisine.

How do I make a reservation? Reservations are prefered via email directly addressed to your host, Albert Sotelo, at soteloalbert@gmail.com. You may also contact Albert via Private Messaging using Instant Messenger from Facebook. Albert’s contact phone is +639474450873. More details are on the CONTACT tab above.

Do you accept credit cards? The simple answer is no, at the current time. Cash payments for reservation deposits are accepted through bank-to-bank transfer, and now through Bank of the Philippine Islands Mobile Banking. Credit card payment is coursed through our Airbnb.com listings. Contact Albert for details.

How do I get there? If self driving, Waze or Google Maps have been tremendously helpful for our guest that have been here. For public provincial bus, our guest prefer the Joy Bus by Genesis or Deluxe Victory Liner. Both choices are express buses with toilet access onboard. From the bus station, take a cab. A notable landmark is North Cambridge Residences by Goshenland Development and Saint Louis University-Maryheights Campus, by Barangay Bakakeng.

Do we serve breakfast? As a true bed and breakfast, we host a complimentary breakfast for all our guests between 8am-10am. This is the best time to meet us, and is the favorite part of our guests based on their reviews. Room service is not available for breakfast, and neither is take-out.

What is a Superhost? A Superhost designation is awarded by Airbnb.com to outstanding host by the Airbnb hosting community. We take pride is this world standard rating.     POLICIES

    Our first policy is to serve you, our guest. Our hope is that you’ll enjoy your stay in our neck of the woods and that you’ll return as our guest to Ozark Bed and Breakfast.

    Making Reservations | Payment

    As a small BnB, we have a limited number of rooms, so when you make your reservation, your room is guaranteed with an advance Cash Deposit, and the reservation is subject to our cancellation policy.  Instructions for Cash Deposit shall be sent to you through email up to 24 hours following your Reservation Request via our Facebook, Instant Messenger or SMS to +639474450873

    • Rates are based on double occupancy unless otherwise indicated; add $25 or P1,500 per night for additional guest/s depending on space limitations, as approved.
    • If booking all 6 rooms, maximum occupancy is 24 guests.
    • Breakfast is provided to all overnight guests at no charge, unless otherwise noted on your promotional rate.
    • A Group Reservation of three or more rooms that is held on a single reservation requires 50% deposit, $150USD of which is non-refundable; deposit is payable within 14 days from reservation date by cash.
    • Payment in full is due at check-in and can be made with cash only (mobile banking or proof of cash deposit are allowed options).

    Checking In | Checking Out

    • Check-in is from 2:00pm-5:30pm.
    • Arrival times between 5:30pm and 9pm must be arranged with advance notice before 2pm of the same day.
    • When approved, guests arriving past 9pm will receive instructions for self check-in.  We reserve the right to cancel your reservation past 9pm if you fail to contact us by phone of your arrival.
    • Check-out is anytime before 11:00am.  If leaving sooner than 8am, special instructions will be given.  Advance notice before 9pm the night prior is required.
    • Request for Late Check In/Out may be allowed on a case by case basis.  Additional fees may apply.

    Cancellations (one or two rooms on a reservation)

    • Cancellations 14 days or more before check-in date: You will be charged $30USD which can be used as a one-time credit toward a future stay within one year of the canceled reservation. Any further cancellations will incur charges that are not eligible as future stay credits.
    • Cancellations LESS than 14 days before check-in, but still ahead of that date: We reserve the right to hold you responsible for the first night’s stay, or 50% of your unused reservation for more than 2 nights’ stay. We dislike charging anyone for time they are not here – that’s not our goal, and maintaining goodwill is important to us as a business. But this is our livelihood, and a late cancellation on a room that has been off the availability chart for a prolonged period of time can often result in the inability to rebook the room. We feel that the first night’s rate or 50% of reservations over 2 nights’ rate is a fair burden to both parties for a room left empty.
    • Cancellations less than 7 days before check-in, No shows and same day cancellations: No refunds. By not allowing any possibility of rebooking the room, no shows and same-day cancellations will incur full cost of the reservation.

    Group Reservation Cancellations (three or more rooms on a reservation)

    • With 30 or more days’ notice: $150 cancellation charge
    • With 14-30 days’ notice: Loss of the 50% deposit, with reduction of charges to a minimum of $150 for any rooms that can be rebooked.
    • Less than 14 days’ notice: You will be charged the full cost of the reservation.
    • All dollar amounts are in United States of America currency. A standard conversion rate of Philippine currency shall be used for calculations based on the date charges are applicable, unless noted otherwise.

    Peak Season Single Night Reservations

    Ozark Bed and Breakfast has a two-night minimum stay, due to high demand for reservations of two or more nights in our area during the peak months of October to April. Single night requests may be considered within five days of arrival. Single night reservations must be made by phone, and are not eligible for any discounts.

    Same-Day Reservations

    Since we’re a small bed & breakfast, same-day reservations have very limited availability. Should a room be available at walk-in, please allow us at least one hour to get the room ready for your occupancy.

    Weddings and Special Parties

    Having attended a small destination wedding ourselves in this area, we’d love to share our roof deck fireplace with sweeping views of pine trees and mountains for couples who are tying the knot. Having a birthday celebration? Our roof deck is approximately 90 square meters and can fit approximately 60 people comfortably. Let us know if you could use help from a local wedding planner.

    Children

    We welcome well-behaved children to Ozark Bed and Breakfast. Please note, guests must be at least 18 years old to occupy a room. In other words, we will not make a room reservation for a minor without an adult staying in the room as well. Children under the age of 12 must be in the company of an adult at all times when on our property.

    If you’re traveling with an infant or toddler, please contact us in advance for room availability. Ozark is known as a relaxing and peaceful destination. If other guests have already reserved a room at the bnb for a quiet getaway, we’ll do our best to accommodate you and your little one, while keeping with the wishes of guests who already have reservations. High chairs and booster seats are not provided.

    Pets

    We know how great it is to be able to travel with the fur babies. We welcome non-aggressive, well-behaved pets in most of our suites, with an “extra guest” rate of $10 per night per pet, which covers extra cleaning. Number of guest pets per suite is typically limited to two, but that may be more or less depending on ages, sizes and breeds. Please confirm with us ahead of time if you wish to bring more than one pet.

    We require that your pet is current on his or her vaccinations or titers, and your pet must also be on a regular flea/tick prevention treatment program. A pet waiver, which is part of our standard check-in form, must also be signed when you arrive. We do reserve the right to full reimbursement for damage caused by guest pets.

    For the comfort and safety of our diverse group of guests and our resident fur babies, guest pets are not permitted in public areas of the Main House without a leash (i.e., kitchen, great room, dining area and Ozark DIner). When outdoors, guest pets should be leashed at all times. While you’re on Ozark property, your pet is permitted to remain in your room unattended. While you’re out and about and off the property, we request that you crate your pet or make similar arrangements to confine your pet to the room. We do not provide crates. We have a Pet Relief Area adjacent to our rear parking area.

    If your pet is disruptive or a problem arises that cannot be resolved (e.g., excessive barking, lack of control, pet being left without proper confinement, etc.), we will be happy to recommend a nearby doggie daycare facility, or will ask that you seek alternative accommodations without refunds.

    Smoking/Vaping | Incense | Candles

    Baguio City passed a non-smoking ordinance in 2018 prohibiting smoking or vaping indoors and in public spaces. Ozark Bed and Breakfast is a smoke-free property and violations may incur a $50 cleaning or aeration fee. In addition, the use of open flames indoors is a prohibited fire hazard and therefore not permitted (sorry, that DOES include candles and incense). Vaping is also not allowed. We have a specific SMOKING AREA designated by our outdoor garden beyond the spiral staircase, should you have a need to smoke.

    Outdoor Fireplace

    We’ve built a fabulous outdoor fireplace on the roof deck. Please let us know if you plan to use the fire pit, and we’ll help you with locating our firewood and getting the fire started. We require that one person be attending the fire at all times until the fire is completely out. More firewood beyond the first set will incur additional charges.
